All plans include dimensioned floor plans, exterior elevations, roof plan, cross sections, window and door information, 3D perspective views of the exterior, cross sections and construction details. Some plans include electrical drawings, interior renderings and exterior renderings. See plan details for more information. If you need additional drawings, we can provide them or at least give you advice on where to get them.

Yes. We offer full custom home design services, starting with your ideas, your site, and your priorities. We create concept plans, make revisions, and provide complete construction drawings tailored to your needs. See the Custom Design page.

Absolutely. Any plan can be customized. Common changes include room adjustments, adding a garage bay, changing rooflines, vaulting ceilings, or flipping the plan to fit a lot. You’ll receive a clear quote before work begins. See the Customize page.

We use Autodesk Revit for BIM (Building Information Modeling). For renderings an other visualization, we use Twinmotion and Lumion along with other post-production and viewing software.

We do offer our designs on other major websites. If you find one of our plans on another site for a lower price, let us know. We will match any legitimate price.

Yes. We welcome builder participation. Builders often provide valuable insight early in the process, and we can be available to answer questions during construction.

Yes. We can review surveys, topography, setbacks, and views to create a design that fits your property.

Plans are drawn to generally accepted residential standards and the International Residential Code (IRC). For almost all of the country, our drawings will be more than is required to get permits. However, some jurisdictions may require local engineering. We can provide cad files for you to coordinate with a local engineer to satisfy these requirements if necessary.

Our plans do show the foundation, shear wall compliance information, locations of beams, columns and the repetitive members required. However, because of varying snow loads, soil bearing capacity, wind loads and seismic requirements. Structural members will need to be reviewed locally. In almost all areas, the truss manufacturer and lumber supplier handle this. We show structural members that will work for most areas of the country. If needed though, we can coordinate the structural components with your local engineer or supplier to make sure everything will work as designed. We can also provide cad files for a local engineer where required.

For customized house plans and custom designs, reasonable revisions within the original scope of the project are included. For stock house plans, request customization to get an exact price on revisions. Additional revisions beyond the original scope or after the construction drawing phase are additional. However, we will give you a cost upfront so that there are no surprises. If at any time you ever need revisions, we will have your file saved, so that we can efficiently make revisions to it.

Yes. We can enlarge or reduce areas, add rooms, extend porches, or create bonus spaces where needed.

Yes. Typically we can change only the exterior elements of a design to achieve a completely different exterior style. For some styles we may need to adjust the plan slightly as well though. We can do this without affecting the flow and function of the floor plan.

Yes, we have completed many projects for renovations and detached structures. There is more work and coordination involved though. Contact us for more information.

Yes. We encourage you to share photos, sketches, Pinterest boards, or anything that communicates the look and feel you want. They are very helpful.

No, most of our clients just describe what they want and it's our job to present you the solution. If you have sketches though, please feel free to share them with us.

No. Initial conversations are free with no pressure. Every project starts with a discussion.

You will receive a pdf file with your plan purchase or custom design service. You may make copies of this locally. The pdf file can be emailed to a local print shop or blueprint service and they will print copies for you to pickup. In most areas this is very reasonably priced.

We do not offer actual site project management services. If your builder has questions related to the plans, we are available to answer their questions though.

Yes. We remain available to answer questions, clarify details, coordinate with local consultants and provide additional information if needed.

Once you purchase a set of home plans, make a deposit on custom design services or plan customizations we cannot offer a refund. However, if you need to change to a different design we can usually apply your plan purchase price to another plan. If you need to cancel services at any time, you are not obligated to pay the rest of the payments on the project. Whatever your situation is, reach out to us, we will make sure you're taken care of.

No, purchasing the plans gives you access to the construction drawings, but most importantly it gives you permission to build the copyrighted design or a derivative of that design 1 time. If you would like to build a plan more than once, reach out to us for volume discounts.
