When you start looking for home plans, you'll find a large range of prices for "home plans". You'll also find there is a large range of what information is included in a set of home plans as well as in the quality of the drawings, information and the design itself. A poor set of home plans can contain mistakes that can cost you extra money during construction, they can also not correctly communicate the project to your contractor causing countless issues. Building Information Modeling
Some builders claim they always need to change the design as they build, because architectural drawings are never correct. This claim comes from builders that have only worked from poor construction plans.
Instead of just drawing "pretty pictures" in the computer, utilizing industry leading BIM (Building Information Modeling) software, we "build" your home virtually. Rather than just showing you 2d elevations and plans, we can show you your new home from any angle. This method insures that the what we show will work if built correctly. While your contractor still needs to coordinate anything that is changed in the field, our drawings show your new home exactly as it can be built.

live views
Because we use BIM software, as noted above, all views are "live". This means that if we change a window size, it changes in every view of that window in the entire project. It also changes the size noted on the plan and in the window schedule. This also allows our drawings to be extremely accurate.

additional drawings/ detail
Because construction drawings are a tool utilized by your contractor and directly impact the quality of your project, we include additional information that provides clarity and helps in coordination between subcontractors. Our home plans include cross sections thru every important area of the home. Stairs, cathedral ceilings, kneewalls, dormers, special foundation situations and many other conditions are "cut through". Depending on the complexity of the home, some plans may contain 4 or more sheets of cross sections. Other drawings and details are provided to make sure your project is a success. In addition to floor plans, a foundation plan and exterior elevations we also provide reflected ceiling plans, schematic electrical plans, window and door schedules, a roof plan, construction details, room schedules, interior and exterior perspective drawings and more. If necessary, we can also provide structural framing plans, interior elevations and room finishes.

architectural visualization
As previously mentioned, we virtually "build" your project in our software. This allows us to apply materials to your project and produce photo-realistic renderings of the exterior and interior. We typically include at least one exterior rendering of your project. Upon request, we can include additional renderings of the exterior and interior as well as virtual tours, fly-by videos and walk-through videos. This allows you to see and feel your home before construction begins. It's always less expensive to change your mind on something during the design phase compared to the cost of change orders.

Mechanical, electrical and plumbing design
For most residential projects, having the MEP contractors coordinate with the general contractor is sufficient. However, if you are building a complex project, or are installing complex systems, more may be needed. We can work with engineering consultants from your area to coordinate HVAC (mechanical) systems, electrical systems (including smart home integration), plumbing, irrigation and etc. to make sure that every detail is planned appropriately.
