MAJOR RENOVATIONS
Is your existing home in a perfect location, but your home's design needs some updating? Let us show you the possibilities for altering your home to fit your lifestyle and circumstances. Rather than just looking at a superficial "facelift" to your home, we can also re-design traffic patterns and relationships between different areas of your home. This will transform the home's feel as well as the functionality. Our clients are typically surprised at how much the design can be transformed while maintaining as much of the existing structure as possible. Take a look at our process below.
Existing Conditions
If your project is close enough to our office, we can meet you there and measure your existing residence and take photographs. If you are outside our driving distance, you can send us pictures and we can give you a list of measurements to take. We'll model your existing residence in our software.
Conceptual Design
At our initial concept meeting, we will discuss your design criteria and lifestyle. Feel free to share inspiration pictures, as well as any design trends that you dislike. Incorporating your budget (in the form of dollars or square footage), existing conditions and design criteria, we will propose a concept for the renovation project. Once we have a conceptual floor plan prepared, we will meet to discuss the concept.
Preliminary Design
Working with the comments from the conceptual design review meeting as well as any comments you have while reviewing the concept following the meeting, we will make any needed adjustments to the design concept. From there, we will further develop the concept into preliminary design drawings. At the preliminary design review meeting, you'll be able to see more detailed floor plans, a site plan (if needed) and exterior elevations as well as interior and exterior perspective views as well as exterior renderings. At this point the design will be further refined as necessary. Additional architectural visualization tools such as virtual tours, fly-bys, walk-throughs and etc. may be requested.
Design Development and Construction Drawings
With your design deliverables from the Preliminary Design phase, you'll be able to get basic budget pricing from your contractor for your project. If you feel the project is feasible, under separate contract, we can progress thru the Design Development and Construction Drawing phases. Once, complete, you will have the drawings necessary for permit and construction. In some areas, additional consultants may be required to achieve what is required by your AHJ (Authority Having Jurisdiction). If you want to have your project bid by several contractors, contact us about preparing a bid set of drawings.
